PSTA Roof Updates
PSTA HQ Roof Project Information
The go-to spot for the PSTA Headquarters roof project! The long-awaited upgrade to the 20+ year old roof finally happened.
From June to October 2026, contractors installed a new roof system across the campus to keep our buildings safe and dry for years to come.

What is a “New Roof System”?
It’s a multi-layer roof installed right over the existing one. We didn’t have to tear off the old roof, so the buildings stayed protected from rain throughout the project.
Why didn’t we replace the whole roof?
A full replacement means stripping everything down to the roof deck. It takes longer and costs more than installing a new roof system over the existing roof. Replacement is needed when a roof is badly damaged or when there are concentrated areas of moisture.
Before construction, crews did a nuclear roof scan to check for moisture. They also cut small test openings called core samples to check the materials underneath.
The results showed that most of the roof sections were dry enough to support the new roof system. A few sections had too much moisture, so material in those sections was removed before the new roof went on.
What was the roof scan?
Crews used a specialized moisture scan on selected roof sections to look for moisture trapped below the visible surface. They also made small test openings, called core samples, to confirm the materials and conditions underneath.
The scan was not intended to measure every square foot included in the construction project. Its purpose was to identify which tested areas could remain and which areas required removal and replacement.

STEP 1: ROOF BASE
The new roof system starts with crews installing new insulation and a rigid cover board. These create a stable base for the roof.
STEP 2: BASE SHEET
Next comes the first waterproof layer. It comes in large rolls. As crews unroll the material, they heat its underside with a propane torch so it bonds in place.
STEP 3: CAP SHEET
A stronger top layer called the cap sheet adds the second waterproof layer and a hard surface.
STEP 4: FINISHING & REFLECTIVE COATING
Metal finishing and a reflective coating protect the roof from sun and weather and reflect heat.

The rigid, fire-resistant coverboard serves as the foundation for the new roof system.
🔩 Holy fasteners, Batman!
Each 4’x8’ coverboard is 32 square feet and requires 32 fasteners to attach it to the existing roof. That’s one fastener per square foot. With 60,563 total square feet included in the project, crews will use about 60,563 fasteners just to secure the coverboard.

Parapets are the low walls around the roof’s edge. Extending the roofing material up these walls helps keep water from entering where the surfaces meet.
